Turn-Key Upscale Cocktail Lounge (Type-48) — Stunning Buildout photo

Turn-Key Upscale Cocktail Lounge (Type-48) — Stunning Buildout

Palm Desert, Riverside County, CA, US

This turn-key cocktail lounge has been serving up classic libations since 2019 in a beautiful ~2,200 sq. ft. space where no expense was spared. The venue features high-end finishes in a high-end location, creating a premium guest experience that’s ready for the next owner to scale. This is a Type-48 licensed operation, so no food is necessary, keeping labor and complexity down while supporting strong margins. The Story (Why It’s Available) The owner built a truly beautiful bar and opened to great acclaim and strong early sales, but ultimately underestimated the time commitment and the distance separating the business and home (~120 miles). As a result, the business has operated as a weekend-only concept for the past two years, and sales have steadily declined due to limited hours and remote ownership. This business needs local ownership. With a local owner-operator (or an engaged local absentee owner), this lounge can be repositioned and scaled into a standout performer with very attractive margins. Key Highlights Established since 2019 ~2,200 sq. ft. luxury space with high-end buildout Type-48 license (no food required) Prime/high-end location Proven revenue history with significant upside from expanded hours Currently weekend-only operation (major growth lever) Revenue History (Seller-Provided) 2022 Sales: $743,000 (open ~3 days/week) 2023 Sales: $670,000 (open ~2 days/week) 2024 Sales: $620,000 (open ~2 days/week) 2025 Sales (thru Oct 31): $260,000 (open ~2 days/week) Note: For the past 2 years, the business has been a weekend operation ONLY due to the owner living far away. Operations Snapshot Hours: Weekend-only (currently ~2 days/week) Staffing: Fully staff-run / absentee owner Ideal Buyer: Local owner-operator (reduce overhead by replacing manager salary and drive consistent growth) Growth Opportunities (Big Upside) Expand Operating Days Only open weekends. Adding even 2–3 additional days can drive immediate revenue growth, improve regular traffic, and strengthen repeat business. Owner-Operator Model A local owner-operator can save on manager costs, increase oversight, improve service consistency, and boost profitability. Lease Optimization Opportunity to sign a new lease at market rates (terms/availability subject to landlord approval). This can materially improve the cost structure. Marketing + Events (Optional Add-Ons) Local engagement, loyalty programs, private events, curated tastings, and partnerships can add profitable revenue streams without changing the concept. Facilities Size: ~2,200 sq. ft. Condition: High-end finishes and premium buildout Location: Upscale / high-end area (exact location confidential) Included in Sale (Customize as needed) Type-48 license transfer (subject to approval) Furniture, fixtures & equipment (FF&E) (list available upon request) Brand assets, recipes/menu, vendor relationships (if applicable) Training/transition support to ensure smooth handoff Reason for Sale Owner lives ~120 miles away and the business requires local ownership to operate at its full potential. Confidentiality Business is being marketed confidentially. NDA required for exact location, lease terms, financial details, and a full asset list. Next Steps / Call to Action Inquire to receive a confidential overview, financial details, and to schedule a private showing for qualified buyers.

Top-Grossing Texas BBQ Franchise | Proven #1 Unit | Operator Upside

Eastvale, Riverside County, CA, US

5-Year #1 in CA – Estab. 2013 -Underperforming Absentee =Margin Opp Buyer Process : NDA + basic proof of funds required prior to release of name, address, and financials. Landlord and franchisor approvals will require full financial qualification. This is not a startup—it’s a proven, top-performing Texas-style BBQ franchise in Eastvale, CA that has slipped under absentee ownership and is now priced to reflect that opportunity. ±1,980 SF location. Operating under current ownership for 6 years, with brand presence at this site since 2013. Starting during the Covid pandemic - five consecutive years, this was the highest-grossing franchised location for the brand in California. The business is currently absentee-run with two full-time co-managers covering 70–80 hours/week ($22/hr) and five part-time staff ($20/hr). Operations are stable, but the lack of hands-on ownership over the past couple of years has capped performance—this is where the opportunity is. A working owner or family-run operation can realistically tighten labor, increase oversight, and push this back toward its prior peak performance. Why This Deal Makes Sense: Proven #1 revenue unit in California (5 years straight) Established franchise location since 2013 Fully built-out ±1,980 SF—no heavy lift required Stable team in place with management coverage Clear operational inefficiencies = immediate margin upside Clean handoff for operator, family, or multi-unit buyer Important Notes: Price excludes franchisor transfer fee, required HQ training, and lease assignment costs Buyer must qualify with franchisor and landlord Potential E-2 visa opportunity (buyer to verify with counsel) Ideal Buyer: This is built for someone who will actually show up—owner-operator, family-run setup, or franchisee expanding footprint. Passive investors will leave money on the table here. Priced to reflect current absentee performance—not historical peak. Seller is realistic and prepared to transact with a qualified buyer, but not interested in renegotiation after diligence. If you’ve been waiting for a real operator play—not a dressed-up listing—this is it. The upside is obvious, but it won’t sit. Ad#:2486234

What to know about bar acquisitions

GW

By George Wellmer

Cofounder & CEO

Key diligence, valuation, financing, and transition considerations for buyers evaluating bar acquisitions.

The Liquor License Is the Business

When you buy a bar or tavern, you are not only buying a physical space or a customer base, you are buying a liquor license. In most states, liquor licenses are limited by quota, tied to specific premises, and subject to approval by state alcohol beverage control authorities before any transfer can occur. The license transfer process can take 60–180 days depending on jurisdiction, and the transaction cannot close until it is approved. Begin the license transfer application process as early as possible in the transaction timeline. In states like Florida that allow certain license types to be sold independently of the location, license values can be significant on their own. In quota states with limited license availability, the license itself can represent a substantial portion of the total purchase price.

Cash Revenue Verification Is Critical

Bars and taverns are among the most cash-intensive businesses in the SMB marketplace, which creates inherent due diligence challenges. Do not accept the seller's verbal representations about revenue without cross-referencing against POS records, credit card processing statements, sales tax filings, and liquor purchase records. A useful verification technique: reconcile total alcohol purchased (from distributor invoices) against total alcohol sales using industry-standard pour cost ratios. A healthy bar runs a pour cost of 20–25% — meaning $1 in alcohol purchased generates approximately $4–$5 in bar sales. Significant discrepancies between calculated sales and reported sales warrant explanation. Buyers who pay for unreported cash income assume significant tax and misrepresentation risk.

How Bars Are Valued

Bar and tavern valuations typically run 1.1x to 4.3x SDE for standalone operations, with entertainment venues, destination bars, and establishments with significant food revenue commanding the upper end. The multiple is sensitive to: lease terms and remaining tenure, license type and transferability, revenue concentration risk (no single night or event should represent more than 15% of annual revenue), and the presence or absence of documented recurring revenue through events, memberships, or corporate accounts. Bars with clean financials, transferable leases, and owner-independent operations are meaningfully more valuable than those where the owner is the face of the venue.

Dram Shop Liability and Insurance Requirements

As of 2025, 43 states have some form of dram shop law holding bars liable for damages caused by patrons who were over-served. Liquor liability insurance is non-negotiable and the market for it has become increasingly restrictive, particularly for venues with late hours, live entertainment, or a history of claims. Request the seller's current insurance declarations page and claims history for at least three years. Venues with assault and battery claims, overserving citations, or underage service violations will face significantly higher premiums or limited carrier options under new ownership. Budget for this realistically; liquor liability premiums that seemed manageable under a long-standing owner relationship may reset substantially for a new buyer.

Declining Alcohol Consumption Trends

The structural headwinds facing alcohol-serving businesses deserve serious consideration. A 2025 Gallup poll found that 54% of U.S. adults report consuming alcohol, the lowest percentage in nearly 90 years. The decline is steepest among adults under 35, accelerating a trend that began in the prior decade. When evaluating a bar or tavern acquisition, examine whether the business has adapted to or been insulated from these demographic shifts. Bars that have diversified revenue into food, entertainment, private events, or non-alcoholic premium beverages have demonstrated more resilience. Concepts relying entirely on alcohol volume and traditional demographic profiles warrant a careful look at 5-year revenue trends.

The Transition: Staff, Regulars, and the Owner's Presence

Bars are among the most relationship-dependent businesses in the SMB universe. Regular customers frequently have personal relationships with the owner, and bartenders often carry customer loyalty with them. Build a realistic plan for the transition period. Plan to be present, visible, and relationship-focused for at least 6–12 months post-close. Negotiate a seller transition period that includes genuine introduction of the buyer to key regulars, staff, and vendor relationships. Absentee ownership of a bar during the first year post-acquisition is a high-risk strategy. The businesses that survive ownership transitions best are the ones where the new owner invests in community relationships from day one.

Frequently Asked Questions

Answers to common buyer questions for this market.

Undercapitalization - Buyers spend everything on the purchase price and have nothing left for slow periods, equipment failures, or a lease reset. A bar that's slow in January and February can drain $30,000 to $50,000 in working capital before spring traffic returns. If you don't have that reserve, you're in trouble fast. Staff departure - A bartender who leaves and takes their regulars with them is the most common and most underestimated risk in bar acquisitions. Those relationships are real. Build retention agreements into the deal for anyone whose departure would materially impact revenue. Changing too much too fast - New music, new menu, new aesthetic in the first 90 days before you've earned the trust of the regulars. The businesses that survive transitions are the ones where customers barely notice anything changed in the first six months.
